Market data: one source, fully qualified
The only market statistics this site will reference are the Greater Edmonton Area figures published by the REALTORS® Association of Edmonton in its June 2026 report. Where such a figure appears, it is accompanied by the geography it covers, the property category, the reporting period, the source and the retrieval date.
A Greater Edmonton Area figure is a regional aggregate. It cannot be attributed to a neighbourhood, a street, a housing type or a price segment, and this site does not do so.
Section 02
Geographic discipline
Neighbourhood names on this site follow the City of Edmonton's official neighbourhood boundaries. Where a development or marketing name is in common use but does not correspond to an official boundary, the page says so explicitly.
Municipal jurisdiction is stated wherever a page discusses land outside Edmonton, because taxation, planning and servicing follow the municipality.
Section 03
Assessment values are not market values
The City of Edmonton publishes annual property assessment data used for taxation. An assessed value reflects a mass-appraisal estimate prepared for a specific valuation date and legislative purpose. It is not an appraisal of a specific property for sale, and it is not a listing or selling price.
Any use of assessment data on this site is labelled as an assessment. Owners comparing an assessment with a market opinion should expect divergence and should treat the two as answering different questions.
Assessment data reflects a legislated valuation date and methodology, not current market value.
Section 04
What this site will not publish
No invented listings, no synthetic statistics, no unsourced averages, no star ratings, no school rankings, and no claim that an entire neighbourhood is luxury. Where a claim cannot be tied to a named source or to an openly observable fact, it is written as an editorial observation, not as data.
Prose on this site is authored per page. Records are not produced by substituting a place name into a shared template.
Section 05
Source policy and retrieval dates
Every source in the ledger carries a publisher, a URL, a retrieval date, a subject, a freshness note and a reference type. Government and association material is preferred over aggregator content.
Retrieval dates matter because municipal pages, transit service and school boundaries change without notice. A retrieval date tells a reader when the statement was last verified against the source.
Section 06
Limitations and update cadence
This atlas is an editorial field guide, not advice for a specific transaction, and it is incomplete by design: pages are added and revised over time. Nothing here substitutes for a survey, a geotechnical assessment, a legal opinion, a lender's underwriting or professional representation.
Each page displays the date on which its content was last reviewed. Live inventory is never held here; it is hosted on EdmontonRealEstatePro.ca.
