Edmonton's public market data is published at the level of the Greater Edmonton Area and all residential property types. Any honest statement about the upper tier must therefore be qualitative unless a figure is explicitly published for that segment. This desk sets that discipline and then indexes the guides built on it.

What data actually exists for Edmonton

The REALTORS® Association of Edmonton publishes monthly statistics for the Greater Edmonton Area, covering sales, new listings, inventory, average prices and MLS® Home Price Index benchmarks across residential property types.

The City of Edmonton separately publishes assessment data prepared for taxation. These are two different instruments built for two different purposes, and neither is a luxury-segment index.

Geography discipline

Greater Edmonton Area figures include municipalities well beyond the city, each with different housing stock and price structure. Applying a regional average to a specific neighbourhood is a category error.

This site therefore reports regional figures as regional figures, and treats neighbourhood-level discussion as qualitative unless a properly scoped source exists.

Why we do not publish a luxury index

Upper-tier transaction counts in Edmonton are small enough that monthly averages swing on a handful of sales, and any threshold used to define the segment is arbitrary.

Rather than manufacture a series, this desk explains what drives value at the top of the market and points to live inventory for current pricing.

Assessment is not market value

Assessed values are produced on a legislated basis for the purpose of distributing property tax. They reflect a valuation date and a mass-appraisal method.

Throughout this site, assessed values are described as assessed values for taxation and never as sold, list or market prices.

Is there an official definition of a luxury home in Edmonton?
