Page thesis

Property research fails in a predictable order: a general regional statistic is mistaken for a neighbourhood fact, an assessment is mistaken for a market value, and an absent record is mistaken for proof that nothing happened. A library that states the rank of its evidence, the boundary of each dataset and the date it was last checked prevents all three failures before a single claim is written.

Section 01

The evidence hierarchy this atlas works to

Four ranks are used, and every statement on the site belongs to one of them. Rank one is primary record: a document created by the authority that governs the thing being described, such as a certificate of title, a registered plan, a municipal permit record or a lot grading certificate. Rank two is official guidance: material published by a municipality, the province or a regulator that explains how a system works without being the record of a specific parcel.

Rank three is association or board reporting: aggregate market statistics produced under a stated methodology for a stated reporting area. Rank four is user-entered material: the figures a reader types into a worksheet here, which are evidence of that reader's assumptions and nothing else.

The rank matters because it determines what a statement can support. A rank-two page explains that setbacks exist; only a rank-one record establishes the setback applying to a parcel. Nothing on this site converts a lower rank into a higher one by restating it more confidently.

Where a question can only be answered by a rank-one record, this atlas tells you which record to obtain rather than estimating the answer.

Section 02

Five different numbers that are all called value

An assessed value is a mass-appraisal figure produced for taxation at a legislated valuation date. An asking price is a seller's published position. A sold price is the recorded outcome of one negotiation. A benchmark or aggregate figure describes a whole reporting area under a board methodology. A planning estimate is arithmetic performed on figures a reader supplied.

These five are not interchangeable, and the most common research error in residential property is treating one as a proxy for another. This library keeps them separated in language everywhere: an assessment is always called an assessment, an aggregate is always attached to its reporting area and period, and a worksheet output is always called a planning estimate.

How to read the source register

The register below is generated from the atlas source ledger, so it cannot drift from what the pages actually cite. Each entry states the publisher, the dataset or document, the currentness of what was retrieved, what the source is used to support, its limitations, and the date it was last reviewed.

A limitation field is not a disclaimer. It is the operative part of the entry: it tells you the question the source cannot answer, which is usually the question a reader most wants answered quickly.

Section 04

Research notes: market and valuation

Board reporting for the Greater Edmonton Area covers an area substantially larger than the City of Edmonton and mixes housing forms. It is useful for direction and context across the whole region and unusable as evidence about a particular street or segment.

There is no published, independent, continuously maintained series describing an Edmonton luxury segment specifically, because the segment boundary itself is contested. Any site presenting one is either defining the segment privately or extrapolating. This atlas does neither, which is why its market layer is deliberately narrow.

Section 05

Research notes: planning, permits and zoning

Municipal permit and property records answer what was applied for, issued and inspected. They do not answer whether work was performed correctly, whether it survived subsequent alteration, or whether an absent record means nothing was built.

Zoning describes what may be contemplated on a parcel today; it does not describe what a neighbour will be permitted to build tomorrow, and it does not validate an existing structure that predates the current rule. Treat a redevelopment question as a live question to be confirmed with the municipality, not as a settled attribute of an address.

Section 06

Research notes: neighbourhood and place

Official neighbourhood boundaries rarely match the names used in conversation, and marketing names frequently describe an area that no authority recognises. Every place record here states the official boundary it follows and flags where a common name has no formal equivalent.

Demographic and civic datasets describe an area's population and infrastructure. They cannot describe an individual block, and they are a poor instrument for judging a specific property, whose setting is usually determined by its lot, orientation and immediate frontage rather than by an area average.

Section 07

Research notes: property-level due diligence

Property-level questions are almost always documentary. Boundaries come from a current survey with compliance, obligations come from title registrations, drainage comes from the grading record and observed behaviour in wet conditions, and slope comes from an engineer.

Where a document cannot be produced, the finding is not that the property is deficient. The finding is that the question is unresolved, which is a term to be handled in a contract rather than a conclusion to be drawn on a website.

How to cite and reuse this library

Cite the primary source, not this page, whenever the claim is factual. This library is a finding aid: it tells you which authority holds an answer and what its limits are. If you quote an atlas page, name the page, the date shown on it and the source it relies on, so a reader can check the chain themselves.

Do not reuse an atlas sentence as a statement about a specific property. Records here describe patterns, systems and question sequences. A property becomes a subject of evidence only through its own documents.

Research limitations of this library

The library is incomplete by design and reflects the sources retrieved on the dates shown. Municipal pages, provincial guidance, school administration and board reporting all change without notice, and a source that was accurate at retrieval may have moved or been superseded.

It is also editorial rather than transactional. Nothing here is legal, tax, accounting, appraisal, engineering, surveying or lending advice, and no part of it establishes a fact about an individual property. Can I use the source register for my own research?
Yes. Cite the underlying publisher and check the document at the source before relying on it, because retrieval dates are stated precisely so that you can tell how stale a statement might be.
Why is there no current-quarter market brief?
Because publishing one would require verified current data this atlas does not hold. The only market reporting cited is the single board report named in the register, with its geography, category and period attached.
