Page thesis

Comparison tables in real estate usually rank places, which requires a value judgement the reader has not asked for. This one describes them instead. Each geography is characterised by six durable attributes, so a household can match a place to its own priorities rather than accept someone else's ordering.

Every label below is qualitative. There are no scores, rankings, prices, commute times or best-of claims, because those either change monthly or require a judgement you have not asked for.

Section 01

How to read the comparison

Each geography below is described with the same six attributes in the same order: setting, dominant housing era, common housing types, river or ravine relationship, urbanity, and jurisdiction. Labels are qualitative descriptions, not scores.

Use them as a shortlist tool. When two geographies read similarly, the deciding factor is usually urbanity or era, and those are matters of preference rather than quality.

Section 02

Central Edmonton

Setting: mature inner-city grid with established canopy. Era: early-century through post-war, extensively renovated. Types: detached houses, infill duplex and skinny forms, some low-rise condominium.

Water relationship: near the valley with trail access at several points. Urbanity: high, with walkable main streets and institutional access. Jurisdiction: City of Edmonton.

Section 03

River valley interface

Setting: escarpment and top-of-bank positions along the North Saskatchewan. Era: varied, from mature houses to contemporary rebuilds. Types: detached, occasional rare condominium positions with valley outlook.

Water relationship: direct — this is the defining attribute. Urbanity: varies by segment from walkable central to quiet residential. Jurisdiction: City of Edmonton, with public open space adjoining.

Section 04

West Edmonton

Setting: tributary ravine systems within suburban geometry. Era: several distinct subdivision waves plus infill. Types: detached, including split-level and walk-out plans on sloped sites.

Water relationship: ravine adjacency on specific streets only. Urbanity: moderate, arterial-oriented. Jurisdiction: City of Edmonton.

Section 05

Southwest Edmonton

Setting: mature ravine communities alongside recent custom districts. Era: bifurcated — established and current construction. Types: detached custom homes, estate lots, some attached forms.

Water relationship: ravine and stormwater-feature adjacency depending on district. Urbanity: low to moderate, car-oriented in newer areas. Jurisdiction: City of Edmonton.

Section 06

South and southeast Edmonton

Setting: mature walkable pockets, escarpment streets, ravine corridors and newer lake-oriented communities. Era: pre-war through current. Types: detached, infill, condominium, and amenity-managed new construction.

Water relationship: valley escarpment and Mill Creek in the mature areas; constructed lake amenities in newer southern communities. Urbanity: widest range in the city. Jurisdiction: City of Edmonton.

Section 07

North Edmonton and the region

North Edmonton: planned redevelopment districts and dispersed individual opportunities; predominantly mid-market; City of Edmonton jurisdiction.

Region: St. Albert, Sherwood Park and Strathcona County, Parkland, Sturgeon and Leduc County. Era and type vary widely, water relationship is often lake or river adjacency outside the city, urbanity ranges from town centre to rural, and jurisdiction is the decisive variable.

Questions asked here

Practical answers for this geography

Why are there no prices in this comparison?
Prices change monthly and vary enormously within any geography, so a single figure would misrepresent every property it was applied to. Setting, era and urbanity remain stable and are more useful for shortlisting.
Why is there no ranking of best neighbourhoods?
A ranking imposes one household's priorities on every reader. This page describes attributes so that readers can rank them according to their own requirements.
