The word penthouse is used loosely. The useful definition is structural and legal: a suite with exclusive characteristics at the top of the building — roof interface, private terrace, dedicated equipment or exclusive-use common property — each of which changes maintenance responsibility and cost allocation.

In some Edmonton buildings a penthouse is a distinct unit type in the condominium plan; in others it is simply the marketing name for the top floor.

The plan and bylaws are decisive. They determine what the owner maintains, what the corporation maintains and how contributions are apportioned.

Private terraces sit on top of somebody's ceiling

Terraces are usually exclusive-use common property over occupied space. The membrane below the pavers is a corporation asset that the owner's furniture, planters and hot tub sit upon.

Confirm load allowances, membrane age and who pays when access for repair requires the terrace to be dismantled.

Dedicated equipment means dedicated responsibility

Top-floor suites often carry their own rooftop or in-suite mechanical equipment rather than sharing a central system.

Ask for the equipment age, service history and the replacement route — hoisting equipment to a roof is a different exercise from replacing a furnace in a house.

The uppermost suite is exposed on more surfaces than any other in the building, which shows up as heat loss in January and solar gain in July.

Review roof age, insulation upgrades and glazing specification, and ask whether the corporation's reserve plan schedules the roof within your intended holding period.

Elevator arrangements, secured floor access, and how deliveries and trades reach the suite affect daily life and any future renovation.

A renovation on the top floor consumes elevator time and requires board approval; understanding the process before purchase avoids friction later.

Is every top-floor suite a penthouse?
No. Some buildings define penthouse units formally in the condominium plan; elsewhere it is a marketing description. The registered documents settle the question.
Who maintains a private terrace?
Typically the owner maintains the surface and the corporation maintains the structure and membrane, but allocation varies by bylaw. Confirm the specific building's rules in writing.
Do penthouses cost more to operate?
They can, because of roof exposure, extensive glazing and dedicated equipment. The building's documents and the suite's mechanical inventory tell you rather than the price bracket.
