A useful Alberta comparison sets out the structural differences between the two markets — geography, housing stock, governance and the data each board publishes — and leaves the conclusion to the reader. This atlas publishes no forecasts and no investment guidance.

Section 01

Landform produces different scarce settings

Edmonton's scarce settings are defined by a deep, largely public river valley and its ravine tributaries running through the built city.

Calgary's are shaped by its river corridors and by proximity to foothills topography and mountain access. The scarce attribute in each city is different, so like-for-like comparison of 'view property' is imprecise.

Housing stock and eras differ

The two cities grew in different waves, which shows up in the age and character of their mature areas and in the location of their custom-home districts.

A buyer moving between them should compare eras and lot geometry rather than neighbourhood reputation.

The data comes from two different boards

Edmonton-area statistics are published by the REALTORS® Association of Edmonton; Calgary-area statistics are published by CREB®. Geographies, categories and methodologies are not identical.

Comparing headline figures across the two without reconciling scope is a common analytical error, and this atlas does not present such a comparison.

Municipal context

Each city sets its own zoning framework, assessment practice and tax structure, and each is surrounded by separately governed municipalities.

For a relocating owner, these differences affect what can be built, how a suite is treated and what the annual bill looks like.
