Parkland County is a rural municipality bordering Edmonton's western edge, encompassing farmland, lakes and a well-established country residential sector as well as the separately incorporated towns of Spruce Grove and Stony Plain within or adjacent to its boundary. Its acreage market is governed entirely by the county's own land use bylaw, assessment roll and rural servicing standards, independent of any of those neighbouring municipalities.

Parkland County stretches west of Edmonton and surrounds, without governing, the towns of Spruce Grove and Stony Plain, each of which has its own municipal government. Buyers should be precise about which jurisdiction a listing actually sits in: an address near Spruce Grove or Stony Plain can be inside the town, or in the surrounding county, and the servicing and permitting rules differ accordingly.

Parkland County includes lake-adjacent acreage areas as well as land closer to the North Saskatchewan River valley, and premium opportunities tend to follow those natural features — treed and lake-fronting parcels, or larger acreages with river-valley proximity and privacy.

Highway 16A (the old Yellowhead route through Stony Plain and Spruce Grove), Highway 60 running north-south, and connections to Anthony Henday Drive via Highway 16 are the principal routes between Parkland County and Edmonton.

This context matters for buyers: a neighbouring quarter section may remain in active agricultural use, with associated equipment traffic, seasonal spraying or livestock operations that a strictly residential subdivision would not have.

Confirming the land use designation and any nearby agricultural operations directly with Parkland County, rather than assuming an acreage sits in an exclusively residential pocket, is a reasonable step before purchase, particularly for parcels at the edge of established country residential subdivisions.

Survey and title diligence

A current Real Property Report and a title search through Alberta Land Titles should confirm the location of any well, septic field, shop or other outbuilding relative to registered property lines, easements and utility rights-of-way, which is standard practice across the acreage records covered on this site, including the Sturgeon County acreage record and the Strathcona County acreage record.
